What Are Electrical Remedial Works?

Electrical remedial works are the repairs and corrections required when an EICR (Electrical Installation Condition Report) identifies faults or deficiencies in a property's electrical installation. These faults are classified by severity codes — C1, C2 and C3 — and must be addressed to bring the property up to safe, legal standards.

For landlords, remedial works are not optional. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, any C1 or C2 faults identified during an EICR must be rectified within 28 days, and written confirmation of the completed work must be provided to both the tenant and the local authority.

Our NICEIC-approved electricians specialise in fast, professional remedial works. We work with over 60 estate agents and property managers across Greater Manchester to ensure every fault is corrected, retested and certified — keeping your properties compliant and your tenants safe.

⚠ Important for Landlords

Failure to complete remedial works within 28 days can result in fines of up to £30,000 per offence. Local authorities can also arrange for the work to be done and recover costs from the landlord.

C1, C2 & C3 Codes — What They Mean

Every fault identified in an EICR report is assigned a classification code. Here's what each one means and what action is required.

⚠ C1 — Danger Present

Immediate Risk to Safety

A C1 code means there is an immediate danger to anyone using the electrical installation. These faults pose a risk of electric shock or fire and require urgent attention.

  • Exposed live conductors or wiring
  • Missing protective covers on consumer units
  • Overheating connections creating fire risk
  • Faulty earthing causing shock risk
⚡ Action required: Immediately — the inspector may disconnect the supply
⚠ C2 — Potentially Dangerous

Risk of Danger in the Future

A C2 code indicates a fault that could become dangerous over time. While not an immediate risk, these issues will worsen if left unaddressed and must be repaired promptly.

  • Outdated consumer unit without RCD protection
  • Missing or inadequate earthing & bonding
  • Damaged cables or poor-quality connections
  • Circuits without proper overload protection
⏰ Action required: Within 28 days (legal requirement for landlords)
ℹ C3 — Improvement Recommended

Not Up to Current Standards

A C3 code means the installation doesn't meet current regulations but isn't necessarily dangerous. While not legally required to fix, we recommend addressing these to future-proof your property.

  • Lack of additional RCD protection
  • No arc fault detection on certain circuits
  • Wiring not to current colour standards
  • Insufficient socket outlets for modern use
💡 Action required: Recommended at next opportunity
