What Each Service Involves
Before explaining why they work better together, here is what each service covers:
EICR (Electrical Installation Condition Report). An inspection and test of the fixed electrical installation — the wiring, distribution boards, protective devices, earthing, bonding and connected equipment. Required every five years for most commercial buildings, every five years for rented residential properties. Carried out by a qualified electrician registered with NICEIC, NAPIT or similar scheme. The result is a condition report grading any defects as C1 (danger), C2 (potentially dangerous), C3 (improvement recommended) or FI (further investigation needed).
Emergency lighting testing and maintenance. Monthly functional tests, annual full-duration tests and ongoing maintenance of emergency light fittings. Required under BS 5266-1 and the Regulatory Reform (Fire Safety) Order 2005. Covers all self-contained and central battery emergency light fittings on escape routes, open areas, high-risk areas and external routes.
Fire alarm testing and servicing. Weekly alarm tests, monthly and quarterly checks, and six-monthly servicing visits. Required under BS 5839-1 (commercial) or BS 5839-6 (residential) and the Fire Safety Order. Covers the fire alarm panel, detection devices, manual call points, sounders, visual alarm devices, cabling, monitoring connections and batteries.
All three services require access to the same building, often to the same areas. All three involve working with the building's electrical infrastructure. And all three produce documentation that the responsible person must maintain and make available for inspection.
Why Separate Contractors Create Problems
Multiple access arrangements. Each contractor needs building access, often requiring keyholder attendance or security coordination. Three contractors means three separate access arrangements, potentially three separate days when someone needs to be on site. For residential blocks, this means three sets of resident notifications. For commercial buildings, three separate disruptions to operations.
Scheduling conflicts. The EICR is due in March, the emergency lighting annual test was done in July, and the fire alarm service is in November. Different renewal dates mean different contractors arriving throughout the year with no coordination. If the building changes — new escape routes, new circuits, building work — each contractor learns about it independently (or does not learn about it at all).
Fragmented documentation. Three separate sets of test records, three separate filing systems, three separate report formats. When the fire authority asks for your fire safety documentation, you are pulling together paperwork from multiple sources. When a defect found during one service affects another — an emergency lighting circuit fault that relates to the distribution board tested during the EICR, for example — the information sits in separate reports that nobody cross-references.
Duplicate work and missed connections. The EICR inspector tests the distribution board that supplies the emergency lighting circuit. The emergency lighting contractor tests the fittings on that circuit. Neither necessarily communicates with the other. If the EICR finds a fault on the protective device feeding the emergency lighting circuit, that finding is relevant to the emergency lighting contractor — but it only reaches them if someone reads the EICR report and passes it on.
Similarly, a fire alarm engineer who finds a detector contamination issue near the electrical intake room may not think to flag the potential electrical cause. An engineer who also does the EICR would immediately see the connection.
Higher total cost. Each contractor has their own mobilisation costs, call-out fees and minimum charges. Three separate visits to the same building means three sets of travel, three sets of setup time and three separate invoices. The overhead adds up, particularly across a portfolio of multiple buildings.
How Combined Services Work Better
Coordinated visits. A single contractor aligns the EICR schedule with emergency lighting and fire alarm testing. Where possible, annual tests for emergency lighting are carried out on the same visit as fire alarm servicing. The EICR inspection can be scheduled to coincide with the emergency lighting annual test, since both require access to the same circuits and distribution equipment.
Single point of contact. One contractor, one account manager, one phone number. When you need to report a fault, check a test date or request documentation, you speak to one organisation that has the complete picture.
Integrated reporting. All test results, inspection findings and maintenance records in one format, from one source. When the fire authority inspects, you hand over one set of documentation that covers the full electrical and fire safety compliance position. Cross-referencing between EICR findings and emergency lighting or fire alarm issues happens automatically because the same team handles both.
Cross-service fault identification. When the same engineer tests the emergency lighting and inspects the electrical installation, they see connections that separate contractors miss. A distribution board supplying emergency lighting that shows signs of overheating during the EICR inspection is flagged immediately for both the electrical report and the emergency lighting maintenance plan. A fire alarm panel drawing excessive current is noted during the EICR and addressed during the fire alarm service.
