Fire Alarm Panel Faults: Diagnosing Common Issues Before They Become Emergencies

Your fire alarm control panel is the brain of the entire fire detection system. When it displays a fault, that fault is not a minor inconvenience — it means part of your fire detection or alarm system is not working as it should. A zone with an open-circuit fault has no detection. A sounder circuit fault means people in that area might not hear the alarm. A power supply fault means the system could fail entirely.

The responsible person has either not noticed, does not understand what the fault means, or has assumed it is not urgent. Every one of those scenarios is a compliance failure and, more importantly, a safety risk.

Understanding Your Fire Alarm Panel Display

Modern fire alarm panels display information using indicator LEDs, LCD screens or a combination of both. While panel designs vary between manufacturers — Gent, Morley, Hochiki, Advanced, Kentec and others — the fundamental indicators are standardised:

Green "Power" LED — system is receiving mains power. If this is off, the system is running on battery or has no power at all.

Green "Normal" or "Healthy" LED — system is operating with no faults or alarms. This should be the default state.

Red "Fire" or "Alarm" LED — a detector or manual call point has triggered. The panel will display which zone or device is in alarm.

Amber/Yellow "Fault" LED — a fault has been detected somewhere in the system. The panel will display the nature and location of the fault.

Amber "Disablement" LED — part of the system has been deliberately disabled. This might be a zone isolated during building work, or a detector removed for decoration.

Red/Amber "Test" LED — the system or a zone is in test mode.

The fault indicator is the one that gets ignored most often, and it is the one that matters most for day-to-day safety.

The Most Common Fire Alarm Panel Faults

1. Zone Circuit Fault (Open Circuit or Short Circuit)

This is the most frequent fault we attend. The panel is reporting that the wiring circuit serving a detection zone has a problem.

Open-circuit fault means the circuit has been broken. The most common causes are a detector that has been removed from its base (during decoration, ceiling work or cleaning), a cable that has been damaged or disconnected, a junction box where a connection has come loose, or a detector base that has corroded.

Short-circuit fault means two conductors in the circuit are touching where they should not be. Common causes include damaged cable insulation, water ingress into a junction box or detector base, a faulty detector head, or incorrect wiring after alterations.

Why it matters. A zone with a circuit fault has no fire detection. If a fire starts in that zone, the panel will not know about it. The alarm will not sound for that area until someone manually activates a call point or the fire spreads to a functioning zone.

Response. Investigate within 24 hours. Identify the break or short and repair. Common fixes include reseating a detector head (£0 if it was simply removed), repairing a cable joint (£80 to £200), or replacing a faulty detector (£60 to £150 including labour).

2. Sounder Circuit Fault

The panel is reporting that a sounder (bell or electronic sounder) or visual alarm device circuit has a fault. This means that if a fire is detected, the sounders in the affected circuit may not activate — occupants in that area will not be warned.

Common causes. Sounder removed or disconnected during building work. Cable damage. Water ingress corroding connections. Sounder unit failure.

Why it matters. Even if a fire is detected, people who cannot hear the alarm cannot evacuate. This is a critical safety gap.

Response. Investigate same day where possible, within 24 hours maximum. Replacement sounder cost: £30 to £80. Wiring repair: £80 to £200.

3. Power Supply Fault

The panel is reporting a problem with its power supply. This can mean the mains supply has failed (the panel is running on battery), the battery is flat or missing, the battery charging circuit has failed, or the power supply unit itself has a fault.

Mains failure. Check the circuit breaker or fuse for the fire alarm circuit. If it has tripped, investigate why before resetting. Common causes: electrical work elsewhere in the building, a fault on the fire alarm circuit, or an overloaded circuit.

Battery fault. Fire alarm panels contain standby batteries that take over if mains power fails. BS 5839-1 requires batteries that can sustain the system for at least 24 hours in standby plus 30 minutes of alarm condition. If the batteries are flat, old or disconnected, the panel will show a battery fault. The system has no standby power — a mains failure will shut down fire detection entirely.

Why it matters. A power supply fault means the system could fail completely at any moment. If mains power fails and the batteries are not functioning, there is no fire detection and no alarm capability.

Response. Investigate immediately. Mains failure — check the supply and restore. Battery fault — replace batteries. Standard panel batteries cost £40 to £120 per pair. Battery replacement including attendance: £100 to £250.

4. Detector Contamination or Drift Warning

Addressable fire alarm systems can monitor the sensitivity of individual detectors. When a detector's chamber becomes contaminated with dust, insects or airborne particles, its sensitivity drifts from the calibrated baseline. The panel reports this as a contamination or drift warning.

Why it matters. A contaminated detector is unreliable. It may be more prone to false alarms (triggering when there is no fire) or, worse, less sensitive to real smoke (failing to trigger when there is a fire). Both outcomes are dangerous.

Common causes. Dust from building work, warehouse operations, manufacturing processes. Insects entering the detector chamber. General accumulation over time in dusty environments. Steam or cooking fumes in inappropriate locations.

Response. The detector head needs cleaning or replacing. Most modern detectors can be cleaned and recalibrated in situ. Heavily contaminated detectors should be replaced. Cleaning cost per detector: £15 to £30. Replacement including head and labour: £60 to £150.

5. Communication Fault (Networked and Monitored Systems)

For systems connected to a remote monitoring station (Alarm Receiving Centre, or ARC), a communication fault means the panel cannot transmit alarm signals. A fire could be detected and the alarm sounded locally, but no signal reaches the monitoring station and no call goes to the fire service.

For networked panels in large buildings (multiple panels linked together), a communication fault means one panel is isolated from the others. A fire in the area served by the isolated panel may not trigger alarms in the rest of the building.

Common causes. Telephone line fault. Network cable damage. Router or switch failure. SIM card fault in GSM communicators. Monitoring station equipment issues.

Response. Investigate within 24 hours. Contact the monitoring company to confirm the fault. Check physical connections. For telephone line faults, contact the line provider. For GSM communicators, check signal strength and SIM validity. Repair costs vary widely depending on the cause — from £0 (a loose network cable) to £200 or more for communicator replacement.

The Legal Position on Unresolved Faults

The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person to maintain fire detection and alarm systems in an efficient state, in efficient working order and in good repair. A fault indicator on the fire alarm panel is evidence that the system is not in efficient working order.

BS 5839-1 requires that faults are investigated and rectified without undue delay. The standard does not define a specific timeframe for every fault type, but industry practice — and fire authority expectation — is that critical faults (power supply failure, multiple zone faults) are addressed within hours, and all other faults within 24 hours where possible.

A fire authority inspector who finds unresolved faults on a fire alarm panel will typically issue an enforcement notice. If the faults are serious — multiple zones disabled, no standby power, no monitoring connection — they can issue a prohibition notice that prevents the building from being occupied until the faults are resolved.

Your fire alarm maintenance contract should include provision for fault investigation and repair. Check what your contract covers — some contracts include unlimited callouts for faults, while others charge per attendance.

Preventing Panel Faults

While some faults are unavoidable (a cable cut by a contractor, a detector reaching end of life), many can be prevented:

Six-monthly service visits. BS 5839-1 recommends a minimum of two service visits per year by a competent fire alarm engineer. These visits include testing, inspection and preventive maintenance that catches developing issues before they become faults.

Control building work. Before any construction, renovation or decoration, inform your fire alarm maintenance company. Detectors can be temporarily covered or zones isolated properly rather than having contractors remove detector heads and leave open circuits.

Keep a log. Record every fault, every callout, every action taken. The fire alarm log book is a legal requirement and is the first thing a fire authority inspector will ask to see.

Staff awareness. Ensure that whoever occupies the building can recognise a fault indicator on the panel and knows who to call. A simple laminated card next to the panel with fault response instructions and the maintenance company's contact number is worth more than a complex manual nobody reads.

Battery replacement schedule. Replace panel batteries every three to four years regardless of condition. The cost of planned replacement is a fraction of the cost of a battery failure during a power cut.
