Fire Door Hold-Open Devices: Compliance, Installation and Fire Alarm Integration
Fire doors are among the most important passive fire safety measures in any building. They compartmentalise a structure, containing fire and smoke to limit spread and protect escape routes. But fire doors only work when they are closed. In practice, occupants wedge them open with door stops, fire extinguishers, bins and chairs — defeating the purpose entirely and creating a serious compliance breach.
Electromagnetic hold-open devices solve this problem legally. They hold fire doors open during normal use and release them automatically when the fire alarm activates, allowing the door closer to shut the door. This guide covers the legal position, the types of device available, how they integrate with your fire alarm system, and what they cost to install in Manchester.
The Legal Position: Why Wedging Fire Doors Open Is Illegal
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person to maintain all fire safety measures in good working order. A fire door that is wedged open is not in good working order. It cannot perform its intended function of containing fire and smoke.
Enforcement is straightforward. Greater Manchester Fire and Rescue Service (GMFRS) routinely issues enforcement notices and, in serious cases, prosecutes building owners and managers who allow fire doors to be propped open. The Fire Safety Act 2021 extended these powers to the external walls and individual flat entrance doors of residential buildings, making fire door compliance even more critical for landlords and managing agents.
The only legal way to hold a fire door in the open position is with a device that will release the door automatically upon detection of fire. Any other method — wedges, hooks, tie-backs or even purpose-made non-automatic hold-open devices — is non-compliant.
Types of Fire Door Hold-Open Device
Electromagnetic Hold-Open Devices (Wall or Floor Mounted)
The most common type. An electromagnetic plate is fixed to the wall or floor, and a corresponding keeper plate is fixed to the door. When energised, the magnet holds the door in the open position. When the fire alarm activates, the power supply to the magnet is cut, releasing the door so the closer pulls it shut.
Wall-mounted units fix to the wall adjacent to the door and hold the door via a magnetic pad on an adjustable arm. They are suitable for most commercial installations and are available in standard and heavy-duty versions.
Floor-mounted units are recessed into or surface-mounted on the floor. The door has a keeper plate on its bottom edge or on a drop arm. Floor-mounted units are less visible but more expensive to install, particularly in retrofit situations where the floor must be cut.
Typical cost: £80 to £200 per device (supply only), plus £150 to £300 installation per door depending on wiring route.
Electromagnetic Door Closers with Hold-Open
These combine the door closer mechanism and the electromagnetic hold-open into a single unit mounted at the top of the door. The closer holds the door open magnetically during normal use and releases it to close under controlled swing when the alarm triggers.
Advantages: Neater appearance, single installation point, suitable for retrofit where the existing closer needs replacing.
Typical cost: £150 to £350 per unit (supply only), plus £200 to £400 installation.
Acoustic Release Hold-Open Devices (Battery Powered)
These standalone units contain a built-in smoke detector and an acoustic sensor tuned to detect the sound of a fire alarm. When either the built-in detector senses smoke or the unit hears the fire alarm sounder, the device releases the door. They require no wiring to the fire alarm system.
Advantages: No wiring required — ideal for listed buildings, buildings without addressable fire alarms, or retrofit situations where running cables is impractical or unaffordable.
Limitations: The acoustic sensor must be reliably within range of a fire alarm sounder. False releases can occur if the unit detects other loud sounds. Not all fire risk assessors accept them as equivalent to hardwired electromagnetic systems.
Typical cost: £200 to £400 per unit (supply only), plus £100 to £150 installation per door (no wiring required).
Fire Alarm Integration
For electromagnetic hold-open devices (the most common and most reliable type), the device must be connected to the fire alarm system so that it releases when the alarm activates. There are several integration methods:
Direct Connection to Fire Alarm Panel
The fire alarm panel provides a dedicated output (a relay or monitored output) that supplies power to the hold-open devices. When the alarm triggers, the panel de-energises the output, cutting power to all connected electromagnets and releasing all fire doors simultaneously.
This is the simplest and most common method. It works with both conventional and addressable fire alarm panels. The key requirement is that the fire alarm panel has a spare output capable of driving the total current load of all connected electromagnets.
Design consideration: The total current draw of all hold-open devices on a single circuit must not exceed the panel output rating. A typical electromagnetic device draws 50 to 200 milliamps. Ten devices on one circuit draw 0.5 to 2 amps. If the total exceeds the panel capacity, multiple circuits or a relay module are required.
Zone-Specific Release
In larger buildings, it may be desirable to release fire doors only in the zone where the fire is detected, keeping doors in unaffected zones open to maintain normal circulation. This requires an addressable fire alarm system with zone-specific outputs, and each group of hold-open devices must be wired to the corresponding zone output.
When this matters: In buildings with heavy foot traffic (hospitals, schools, shopping centres) where closing every fire door in the building simultaneously causes significant disruption during a single-zone alarm activation.
Interface with Building Management System
For large commercial buildings with a BMS, the fire alarm status and hold-open device state can be monitored centrally. The BMS can log door release events, track device faults and alert facilities managers to issues without requiring a physical walk-round.
Installation Requirements
Wiring
Electromagnetic hold-open devices must be wired using fire-rated cable (typically rated to BS 8519 or BS 5839-1 Category 1 or 2 cable) to ensure they continue to operate correctly during the early stages of a fire. Standard PVC cable is not acceptable because it may fail in the heat before the alarm activates, releasing doors prematurely — or failing to release them at all if the cable shorts.
The wiring route should be planned to minimise exposure to fire risk and to avoid crossing fire compartment boundaries without appropriate fire stopping.
Door Closer Specification
The hold-open device releases the door, but the door closer does the actual closing. If the existing door closer is worn, weak or incorrectly adjusted, the door will not close reliably when released. Every fire door fitted with a hold-open device should have its closer checked and, if necessary, replaced.
The closer must be powerful enough to close the door fully into its frame against any air pressure differential caused by the fire or the building's ventilation system. BS EN 1154 defines closer strengths from size 1 (lightest) to size 6 (heaviest). Most commercial fire doors require size 3 or 4.
Certification and Compliance
The completed installation must be documented in the building's fire safety file, including:
- Device locations marked on a floor plan
- Device specifications and certification (CE/UKCA marking)
- Fire alarm panel modifications and updated zone chart
- Commissioning test results confirming every device releases on alarm activation
- Confirmation that every door closes fully and latches when released
Common Compliance Failures
Hold-open device installed but not connected to the fire alarm. We have found electromagnetic devices wired to a permanent power supply with no connection to the alarm panel. The door stays open permanently and never releases — defeating the entire purpose.
Acoustic devices out of range. Battery-powered acoustic units installed in areas where the fire alarm sounder is too quiet or too far away to trigger the release. The unit holds the door open but may not hear the alarm in time.
Door closer too weak. The hold-open device releases correctly, but the closer cannot overcome the door's weight or the air pressure in the corridor, and the door does not close fully. A door that closes to within 10 millimetres of the frame but does not latch is not a closed fire door.
No testing regime. Hold-open devices must be tested as part of the weekly fire alarm test. Each device should release when the alarm activates, and the door should close fully. Many buildings test the fire alarm but never check whether the hold-open devices actually released.
Devices installed on non-fire doors. Sometimes hold-open devices are installed on doors that are not rated fire doors — either because the door was replaced without matching the fire rating, or because the original door was never a fire door. The hold-open device gives a false sense of compliance.
