Rewiring a 3-Bedroom House in One Day: What to Expect Step by Step
A three-bedroom house is the most common property type we rewire. It is also the largest property we can fully rewire in a single day — and it is the job that showcases exactly what our team-based approach can achieve.
If you are planning to rewire a 3 bedroom house, this guide walks you through every stage of the process: from the initial survey through to final certification. You will know exactly what happens, when it happens, what it costs, and what you receive at the end.
Does Your 3-Bedroom House Need Rewiring?
Before committing to a rewire, it is worth understanding whether your property actually needs one. The following are the most common indicators:
- The wiring is more than 25-30 years old. Wiring does not last indefinitely. Cable insulation degrades over time, connections loosen, and older installations were not designed for modern electrical demands.
- You have an old consumer unit with rewireable fuses rather than modern MCBs or RCBOs.
- Your EICR has identified C1 or C2 codes indicating dangerous or potentially dangerous defects.
- You are experiencing frequent tripping, flickering lights, burning smells from sockets, or discoloured switch plates.
- The property still has old wiring types such as rubber-insulated cable, lead-sheathed cable, or aluminium wiring.
- You are renovating the property and want to bring the electrical installation up to current standards as part of the work.
Stage 1: The Survey
Every rewire begins with a pre-installation survey. For a three-bedroom house, this typically takes around one hour. During the survey, we assess:
- The existing installation — age, condition, cable types, and consumer unit
- The property layout — room sizes, floor construction (timber or concrete), loft access, and cable routes
- Your requirements — number and position of sockets, switches, and lighting points in every room
- Special requirements — dedicated circuits for electric showers, cookers, or electric vehicle chargers; outdoor sockets; USB sockets; smart home preparation
- Smoke and heat detector positions — locations to comply with current Building Regulations
- Consumer unit location — where the new board will be sited
Stage 2: What Is Included in the Rewire
When you rewire a 3 bedroom house with Manchester Compliance, the following is included as standard:
New Consumer Unit
A new metal consumer unit with either full RCBO protection (individual protection for every circuit) or dual RCD split-load configuration. The consumer unit is the heart of your electrical installation, and a new board ensures every circuit has modern overload and earth-leakage protection.
All New Circuits
A typical three-bedroom house rewire includes:
- 2 lighting circuits (ground floor and first floor)
- 2 ring main circuits for socket outlets (ground floor and first floor)
- 1 dedicated cooker circuit (typically 32A or 45A radial)
- 1 dedicated shower circuit (if electric shower is present)
- 1 dedicated circuit for the immersion heater (if applicable)
- Smoke and heat detector circuit (mains-wired with battery backup)
- Additional circuits as required for specific appliances or outdoor supplies
New Sockets and Switches
All sockets and switches are replaced with new accessories throughout. You choose the style and finish — standard white, chrome, brushed steel, or any other finish you prefer. The exact number and positions are agreed during the survey.
Smoke and Heat Detectors
Current Building Regulations require mains-wired, interlinked smoke and heat detectors in all domestic properties undergoing a rewire. A typical three-bedroom house will have:
- Smoke detectors in the hallway, landing, and each bedroom
- Heat detector in the kitchen
- All units are mains-powered with battery backup and interlinked so that if one detector activates, all detectors sound
Earthing and Bonding
Full earthing and main bonding to BS 7671 requirements, including main earth connection, main bonding to gas and water pipework, and supplementary bonding in bathrooms where required.
Certification and Guarantee
- Electrical Installation Certificate confirming BS 7671 compliance
- Part P Building Regulations notification via our NICEIC Approved Contractor registration
- Building Regulations Compliance Certificate
- 6-year workmanship guarantee
Stage 3: The Rewire Day — What Happens Hour by Hour
This is what a typical one-day rewire looks like for a three-bedroom house:
7:30am — Team Arrival and Set-Up
The team arrives and sets up. Dust sheets are laid throughout the property. The work plan is confirmed with the lead electrician. The existing supply is isolated.
8:00am — Strip-Out
The old installation is removed. Existing sockets, switches, light fittings, and the old consumer unit are taken out. Floorboards are lifted where necessary to access cable routes. Old cables are removed from their routes.
9:00am — First Fix Begins
This is the most intensive phase, and this is where the team-based approach delivers its greatest advantage. Multiple electricians work simultaneously across the property:
- One electrician runs cables through the loft and into the first-floor rooms
- Another works on ground-floor circuits, running cables under floorboards and through walls
- Another fits the new consumer unit and prepares the main supply connection
- Another chases walls for socket and switch positions (or uses existing routes where possible)
12:00pm — First Fix Continues
By midday, the majority of cable runs are in place. The team continues with connecting cables at junction points and back to the consumer unit. Wall chasing is completed and cables are clipped into their final positions.
2:00pm — Second Fix
With all cables run and terminated at the consumer unit, the team moves to second fix:
- New sockets and switches are installed and connected
- Light fittings are installed
- Smoke and heat detectors are fitted and connected
- The consumer unit is populated with MCBs or RCBOs and all circuits are connected
- Earthing and bonding connections are made
4:00pm — Testing
Every circuit undergoes full testing in accordance with BS 7671 Chapter 61:
- Continuity of protective conductors
- Insulation resistance
- Polarity
- Earth fault loop impedance
- RCD operation
- Prospective fault current
5:30pm — 6:00pm — Power On
The installation is connected to the mains supply. Every circuit is energised and checked. Lights, sockets, and all connected appliances are verified as working. The property has full power.
Clean-Up
The team clears all debris, old cables, and packaging. Dust sheets are removed. The property is left clean and tidy. Lifted floorboards are re-secured.
Stage 4: Days Two and Three — Plastering and Making Good
The electrical work is complete, but chased walls need plastering. Our plastering team follows on days two and three to:
- Fill and plaster all chased cable routes
- Make good around new socket and switch positions
- Skim any areas that require it
- Leave walls ready for decoration
Cost to Rewire a 3-Bedroom House
Our pricing for a full one-day rewire of a three-bedroom house starts from £4,500. This includes everything listed above: all materials, labour, consumer unit, sockets, switches, smoke detectors, testing, certification, and the 6-year guarantee.
The final price depends on:
- The size and layout of the property — a large detached three-bed will cost more than a compact semi
- The number of sockets and switches — additional points above the standard specification
- Any special requirements — EV charger circuits, outdoor supplies, data cabling
- The specification of accessories — standard white versus premium finishes
Who Is This Service Ideal For?
A one-day rewire of a 3 bedroom house is particularly suited to:
- Homeowners who want the disruption over as quickly as possible
- Landlords preparing a property for new tenants with minimal void periods
- Property developers refurbishing houses for sale or rent
- Families with children who need their home back fast
- Anyone whose EICR has identified serious defects requiring a full rewire
