One-Day Rewire for Landlords: Cut Void Periods and Protect Your EICR Compliance

A failed EICR with C1 or C2 codes on wiring often means the property needs a rewire. For a landlord, a traditional rewire creates a problem that goes beyond the cost of the work itself — it means an empty property for one to two weeks while the electrician works, then another week or two for plastering and decoration. That is three to four weeks of lost rent, on top of the rewire cost.

A one-day rewire eliminates the void period problem. The property is rewired, tested, certified and ready for re-letting the next day. For landlords managing rental properties across Manchester, this is the difference between losing a month of income and losing a single day.

Why Landlords Need Rewires

Failed EICR with Wiring Defects

The most common trigger is a failed EICR. When the inspection report comes back with C2 codes for deteriorated wiring, insufficient earthing, lack of RCD protection, or non-compliant circuits, remedial work is required within 28 days. If the wiring throughout the property is aged and deteriorated, individual repairs are not enough — a full rewire is the only practical solution.

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must complete remedial work within 28 days of receiving the EICR report (or within the period specified for C1 codes, which require immediate attention). Failing to do so is a criminal offence carrying fines of up to £30,000.

Property Age

Manchester has a large stock of Victorian and Edwardian terraced housing. Many of these properties were last rewired in the 1960s or 1970s — or never. Rubber-insulated cables from this era are well beyond their safe lifespan. If your rental property was built before 1970 and has not been rewired, it almost certainly needs one.

Between Tenancies

The void period between tenancies is the ideal time to rewire. The property is empty, there is no tenant disruption, and the new tenant moves into a fully compliant home with a fresh EICR. Many Manchester landlords schedule rewires during the summer void period for student lets or when a long-term tenant moves out.

Before First Let

If you have purchased a property to let and the existing wiring is aged or non-compliant, a rewire before the first tenant moves in is essential. You cannot legally let a property without a satisfactory EICR, and you cannot obtain a satisfactory EICR if the wiring is beyond economic repair.

The Void Period Problem

A traditional rewire takes seven to ten working days for the electrical work alone. Add plastering, decoration and cleaning, and the property is unavailable for three to four weeks.

Student Let Timing

Manchester's student rental market revolves around the September move-in. Properties in Fallowfield, Withington, Rusholme and Levenshulme need to be ready by mid-September.   • Complete strip-out of all existing cables
  • New cables throughout — LSOH (Low Smoke Zero Halogen) or standard PVC depending on requirement
  • New metal consumer unit with dual RCD protection
  • New sockets, switches and light fittings (or reuse existing accessories if in good condition)
  • Mains-wired smoke alarms with battery backup (mandatory for rental properties)
  • All circuits designed for modern loading requirements

EICR-Ready Installation

The installation is designed to pass an EICR. Every common failure point is addressed:

  • Full RCD protection on all circuits
  • Correct cable sizing for circuit loading
  • Compliant earthing and bonding
  • Fire-rated back boxes where required
  • Correct socket heights and positions
  • Protective devices correctly rated
  • Cable routes in prescribed zones
The Electrical Installation Certificate (EIC) issued on the day serves as evidence of compliance. The property's next EICR is not due for five years from the installation date.

Smoke Alarm Compliance

Since October 2022, all rental properties in England must have interlinked smoke alarms on every storey. A one-day rewire includes mains-wired, interlinked smoke alarms as standard — the most reliable and compliant solution. No need for separate battery-powered alarms that tenants can remove or that fail silently.

Consumer Unit Upgrade

Every one-day rewire includes a new metal-clad consumer unit. For rental properties, this means:

  • Dual RCD protection (split-load board as a minimum)
  • Correct labelling of every circuit
  • Surge protection device (SPD) fitted as standard since the 18th Edition Amendment 2
  • Space for future additions (EV charger circuit, additional radial)

Part P and Building Regulations

HMO Licensing

  • Higher specification consumer unit (more circuits, more RCDs)
  • Fire alarm system (Category LD2 or LD1 depending on local authority requirements)
  • Emergency lighting in common areas
  • Individual room circuits where required

After the rewire, you receive a complete documentation pack:

  • Electrical Installation Certificate (EIC)
  • Part P Building Regulations notification
  • Circuit chart for the consumer unit
  • 6-year workmanship guarantee
  • Test results schedule
  • Smoke alarm commissioning record
Keep these documents with your property file. You will need the EIC for EICR renewal in five years, for insurance purposes, and if you sell the property.

Insurance Notification

Inform your landlord insurance provider that the property has been rewired. Most insurers view a recent rewire positively — it reduces the risk of electrical fire and may reduce your premium. Provide them with a copy of the EIC.
