Rewiring a 2-Bedroom House: Everything You Need to Know
A 2-bedroom house rewire is one of the most common domestic electrical projects across Greater Manchester and the North West. Whether you are a first-time buyer who has inherited old wiring, a landlord preparing a property for new tenants, or a homeowner who has received an unsatisfactory EICR, understanding what is involved — and how quickly it can be done — makes the entire process less daunting.
At Manchester Compliance, we rewire 2-bedroom houses in a single day. We are the only company in the North West offering this service, and our prices start from £3,500 including plastering, full certification, and a six-year workmanship guarantee.
What a 2-Bedroom Rewire Involves
A full rewire means replacing every piece of electrical wiring in the property, from the incoming supply through to every socket, switch, and light fitting. For a typical 2-bedroom house, this includes:
- Consumer unit replacement. The old fuse board is removed and replaced with a modern consumer unit containing RCDs and MCBs (or RCBOs) that provide circuit-level protection against earth faults, overloads, and short circuits.
- New circuits throughout. A standard 2-bedroom house typically requires six to eight circuits: two ring mains (ground floor and first floor), two lighting circuits, a cooker circuit, a shower circuit (if applicable), and a smoke detector circuit. Additional circuits can be added for specific requirements.
- New sockets and switches. Every socket and switch in the property is replaced. We offer standard white accessories or chrome and premium finishes at a small additional cost.
- New cable throughout. All existing cables — including any old rubber or fabric-insulated wiring — are removed and replaced with modern twin-and-earth or LSOH cable to current specifications.
- Smoke and heat detectors. Hard-wired, interconnected smoke detectors on each floor and a heat detector in the kitchen, meeting current Building Regulations.
- Full earthing and bonding. Main protective bonding conductors to gas, water, and oil services as required by BS 7671.
Typical 2-Bedroom Layouts in Greater Manchester
Greater Manchester has a wide variety of 2-bedroom properties, and the type of property affects the rewiring approach:
Victorian and Edwardian terraces. Common across Salford, Levenshulme, Longsight, Gorton, and parts of Stockport and Oldham. These properties typically have solid brick walls, lath-and-plaster ceilings, and suspended timber floors. Cable routing requires careful planning around the solid construction, but our team handles these properties daily.
1930s semi-detached houses. Found extensively across Stretford, Sale, Urmston, Denton, Hyde, and Ashton-under-Lyne. These generally have cavity walls and suspended timber floors throughout, making cable routing straightforward.
Post-war council-built properties. Common in estates across Bolton, Rochdale, Oldham, and Wigan. Construction varies — some have solid concrete ground floors while others have suspended timber. A survey identifies the construction type and cable routing plan.
Modern flats and apartments. Found across Manchester city centre and the regeneration areas. These tend to have plasterboard-on-stud walls and concrete floors, requiring a different routing approach to traditional houses.
Regardless of the property type, our one-day rewire process accommodates the construction. The survey stage identifies any structural considerations and the team arrives with a plan tailored to your specific property.
The One-Day Process for a 2-Bedroom House
Before the Day: Survey and Planning
We visit your property for a free survey. One of our engineers inspects the existing installation, identifies cable routes, and agrees the circuit layout and accessory positions with you. This typically takes 30 to 45 minutes for a 2-bedroom property.
After the survey, you receive a fixed-price quote. This includes everything — there are no hidden extras. Once you accept the quote, we schedule the rewire at a date that suits you. Most rewires are booked within one to two weeks.
On the Day
7:30 AM — Team arrives. For a 2-bedroom house, the team typically consists of three to four qualified electricians. The property is prepared: furniture is moved away from walls where necessary, floorboards are lifted, and the old installation is isolated.
Morning — Strip-out and first fix. The old wiring is removed. New cable routes are chased into walls and run through floor voids and the loft. The new consumer unit is installed. All circuits are run. This is the most labour-intensive phase, and having multiple electricians working simultaneously in different areas of the house is what makes the one-day timeline possible.
Afternoon — Second fix and testing. Sockets, switches, and light fittings are connected. Smoke and heat detectors are installed. The consumer unit is populated, connected, and labelled. Full testing begins — insulation resistance, earth fault loop impedance, RCD operation, polarity, and continuity on every circuit.
Late afternoon/evening — Power on. By the end of the working day, your home has a completely new, fully tested, and fully operational electrical installation. Lights work, sockets work, and every circuit is protected by modern safety devices.
Days 2-3: Plastering
Our plasterer attends to make good all chased walls and ceilings. You can live in the property during this phase — there is no electrical disruption. The plastering is included in our quoted price.
Certification
You receive a full BS 7671 Electrical Installation Certificate. The work is notified to Building Control via our NICEIC Approved Contractor registration under Part P of the Building Regulations. You also receive our six-year workmanship guarantee.
Cost Breakdown
Our starting price for a full 2-bedroom house rewire is £3,500. This includes:
- Complete strip-out of old wiring
- New consumer unit
- All new circuits
- New sockets and switches (standard white)
- Smoke and heat detectors
- Full earthing and bonding
- Plastering
- BS 7671 Electrical Installation Certificate
- Part P Building Control notification
- Six-year workmanship guarantee
- Property condition. Properties with very old wiring, asbestos (which requires specialist removal), or difficult access may cost slightly more.
- Number of circuits. If you want additional circuits beyond the standard — for example, outdoor sockets, USB sockets in every room, or EV charger preparation — these are priced during the survey.
- Accessory choices. Chrome, brushed steel, or designer sockets and switches carry a small premium over standard white accessories.
How to Prepare Your Home
Preparing your 2-bedroom house for a rewire day helps everything run smoothly:
- Clear areas around sockets and switches. Move furniture away from walls by at least half a metre where possible. Our team will work around furniture that cannot be moved, but clear access speeds the work.
- Remove items from loft spaces. Our electricians need access to the loft to run cables. Clearing stored items beforehand avoids delays.
- Lift carpets if possible. In rooms where floorboards need lifting, removing carpets in advance protects them from damage and speeds up access.
- Secure valuables. With a team working through the property, it is sensible to secure jewellery, important documents, and other valuables in a safe location.
- Plan for the day. You will not be able to use the property during the rewire. Arrange to be elsewhere for the day. Most of our clients stay with family or friends, or spend the day out and return in the evening once power is restored.
- Pets. Arrange for pets to be looked after elsewhere for the day. A house full of electricians, with floorboards up and cables running across rooms, is not safe for animals.
- Let your neighbours know. There will be some noise during the chase-out and drilling phases. A quick word with neighbours beforehand is courteous and avoids complaints.
Ideal for First-Time Buyers
First-time buyers across Manchester frequently purchase older properties that need rewiring. The home survey flags outdated wiring, the mortgage lender may require a rewire as a condition of the loan, or the EICR comes back unsatisfactory.
A one-day rewire is ideal in this situation. Rather than delaying your move-in by two weeks while a traditional rewire is completed, you can have the rewire done the day after you get the keys. The plastering follows over the next couple of days, and you are ready to move in by the end of the week.
Ideal for Landlords
For landlords managing 2-bedroom rental properties, the one-day rewire model significantly reduces void periods. A traditional ten-day rewire means at least two weeks of lost rental income. With a one-day rewire, the property can be re-let almost immediately. For a Manchester 2-bedroom flat averaging £800 per month rent, the difference is approximately £400 in recovered rental income — nearly covering the cost difference on its own.
