We get asked this constantly: "Your one-day rewire works for a two-bed terrace, but my house has four bedrooms and a loft conversion — can you still do it in a day?"

The answer is yes. A four-bedroom house takes the same one day as a two-bedroom house. A five-bedroom house takes the same one day. The scope of work is larger, the team adjusts to match, and the end result is the same: a fully rewired, tested and certified home by the end of the day.

This guide explains what makes larger properties different, how we scale the team and materials, and what you should expect in terms of cost and circuit design.

Why Larger Houses Are Not Proportionally Harder

A common misconception is that a four-bedroom house takes twice as long as a two-bedroom house. In practice, the relationship is not linear. Here is why:

Most of the Time Is in Infrastructure, Not Rooms

The time-consuming parts of a rewire are the main cable routes — running cables from the consumer unit to the loft, through floor voids, and along the main distribution paths. These routes serve the entire house regardless of its size. A four-bedroom house has the same consumer unit, the same main tails, the same earth bonding, and largely the same main cable routes as a two-bedroom house. It just has more branches at the end.

More Engineers, Same Day

For a two-bedroom house, we send five electricians and a plasterer. For a four or five-bedroom house, we send six to seven electricians and a plasterer. The additional engineers handle the extra rooms while the core team works on infrastructure, the consumer unit, and the high-demand areas (kitchen, bathroom).

Pre-Planning Absorbs the Complexity

The complexity of a larger house is in the circuit design, not the installation. Our surveyor spends more time designing the circuit layout for a five-bedroom house than a two-bedroom house, but that planning happens weeks before the team arrives. On the day, every engineer has a clear brief and knows exactly what they are installing.

Circuit Design for Larger Properties

A two-bedroom house typically has six to eight circuits. A four or five-bedroom house typically has ten to fourteen circuits. The additional circuits are needed because:

More Ring Finals

BS 7671 limits the floor area served by a single ring final circuit. In a larger house, you may need three ring final circuits instead of two:

  • Ground floor ring: Living room, dining room, hallway sockets
  • First floor ring: Bedrooms 1-3, landing sockets
  • Second floor or extension ring: Bedrooms 4-5, loft conversion, home office

More Lighting Circuits

Larger houses need more lighting circuits to stay within the limits of a single 6 A MCB:

  • Ground floor lighting: Hallway, living room, dining room, kitchen, WC
  • First floor lighting: Landing, bedrooms 1-3, bathroom
  • Second floor or extension lighting: Bedrooms 4-5, en-suite, loft room

Dedicated Circuits

Larger houses typically have more high-demand appliances that need dedicated circuits:

  • Cooker circuit (32 A or 45 A radial)
  • Electric shower (40 A or 50 A radial)
  • Immersion heater (16 A radial)
  • Electric vehicle charger preparation (32 A radial)
  • Home office circuit (dedicated socket for equipment and UPS)
  • Outbuilding or garage supply (SWA cable to external building)
  • Security system supply
  • Hot tub or sauna supply (if applicable)

Consumer Unit Size

A two-bedroom house typically uses a 10-way or 12-way consumer unit. A four or five-bedroom house needs a 16-way or 18-way board. In some cases, a split consumer unit or a main board with a subsidiary board is needed to accommodate all circuits.

We always fit a board with spare ways — at least two unused positions — so that future circuits can be added without replacing the board.

Property-Specific Challenges

Detached Houses

Detached four and five-bedroom houses are typically the most straightforward larger rewires because:

  • No party walls to navigate
  • Full access to loft space across the entire footprint
  • Often have crawl spaces or cellars for ground-floor cable routing
  • More space for cable routes without impacting neighbours

Semi-Detached Houses

Semi-detached properties share a party wall. Cables cannot be chased into the party wall (it is a fire separation), so all cable routes on the party wall side run in the loft space and drop down through the wall cavity. This is standard practice and does not add significant time.

Terraced Houses with Extensions

Many four and five-bedroom terraced houses in Manchester have rear extensions, loft conversions, or both. These additions create specific challenges:

  • Loft conversions: Cable access to the loft space may be limited. Fire-rated cables or cables in conduit may be required where they pass through the converted loft
  • Rear extensions with flat roofs: No loft void to run cables through — cables may need to be chased into walls or run in surface trunking
  • Cellar conversions: Additional circuits for the cellar room, with consideration for damp-proofing and cable protection

Older Properties with Solid Floors

Some larger Manchester properties — particularly Edwardian semis and older detached houses — have solid ground floors. This means ground-floor cables cannot be run under the floor and must instead be:

  • Chased into walls (more plastering required)
  • Run in mini-trunking at skirting level (less disruptive, but visible)
  • Run through the ceiling void from the floor above (where accessible)

Loft Conversions and Third Floors

If your four or five-bedroom house includes a loft conversion, the rewire must address:

Fire Safety

Building Regulations require protected escape routes in houses with habitable rooms above the first floor. This means:

  • Fire-resistant cables or cables in conduit within the escape route
  • Mains-wired smoke alarm on every storey, including the loft conversion
  • Emergency lighting in the stairwell may be required (depends on the specific Building Regulations approval for the conversion)

Cable Access

In a standard loft, cables are laid across the joists with easy access. In a converted loft, the space between the ceiling of the rooms below and the floor of the loft room is the cable route. Access may be limited, requiring careful planning of cable routes before installation.

Electrical Loading

Loft conversions often include en-suite bathrooms, electric underfloor heating, or air conditioning units. These additional loads are factored into the circuit design during the survey.

What to Expect on the Day

The day follows the same structure as any one-day rewire, with adjustments for the larger property:

The day may run 30 to 60 minutes longer than a smaller property. A two-bedroom rewire typically finishes by 5:30 PM. A five-bedroom rewire may finish by 6:30 PM. The difference is modest because the additional work is handled by additional engineers, not by the same team working longer.
