Manchester Compliance over the last year has carried out multiple EICR ( Electrical Installation Condition Reports ) across Greater Manchester , Our Engineers have been working hard to get property’s compliant for all our clients ( Landlords, Estate Agents, Home Owners, Commercial Business Owners )
We write this blog today to explain one of our common faults which we have identified on our electrical reports.
On Receipt of an EICR carried out by Manchester compliance you may have seen on Page 2 that there is an observation labelled as – see below.
| Although there is no specific requirement in BS7671 to provide fire hoods above recess light fittings, requirements of Approved Document B, fire safety, of building regulations for England and Wales 200 must be met. (7.7) b |
Although this is not a Observation that will fail the report it is something we believe we should make our clients aware of due to the risks involved with non fire rated halogen downlighting.
Time & Time again our engineers come up against halogen downlight that have become extremely hot and have either melted connections, connections have become brittle, ceiling joists have gone black , see below pictures of heat damaged down-lighters we find on a daily basis.
Down-lighters are now required to be Fire Rated as per Building Regulations Document B Unless Strict Regulations and fire protection barriers are met.
Our Solution to this problem is to replace the Non-Fire Rated fitting with a fire rated LED Integral Lamp Fitting.
